The Duck House is a lakeside home for eight, set directly on the water at the Cotswold Water Park. The open-plan kitchen and living area faces straight out across the lake, so whether you’re gathering for breakfast or curled up with a book, you’ll feel connected to the water without being crowded.

Mornings here have a particular quality. Coffee in hand, just the sound of swans taking flight across the water, and that quiet moment before anyone has properly woken up. That’s when you know you’re properly on holiday.

The Duck House sits within the Cotswold Water Park, a landscape of over 180 lakes, woodland trails and quiet village lanes in the southern Cotswolds. It’s one of the best spots in the region for outdoor life: cycling, paddleboarding, wild swimming, birdwatching, or simply walking somewhere open and green.

South Cerney is a 5-minute drive, one of the most established villages in the area. Stone cottages, independent shops, good pubs and village greens that connect directly to lakeside walking routes.

Cirencester, the Cotswolds’ largest market town, is 10 to 15 minutes by car. Boutique shops, restaurants, a twice-weekly market and nearly 2,000 years of Roman history. Worth an afternoon at minimum.

Kemble Station is under 10 minutes from the property with direct trains to London Paddington in around 80 minutes, making The Duck House a practical choice for city-based groups as well as those already in the region.
